Fair Use Policy

1. Purpose

This Fair Use Policy applies to certain resources included in Tenaivo subscription plans — specifically SMS messaging, API calls, and file storage. The policy ensures that shared infrastructure remains fast and reliable for all users. Tenaivo includes generous limits designed to accommodate the vast majority of property management portfolios without additional charges.

2. SMS messaging

Each plan includes a monthly SMS allowance as described on our pricing page. SMS messages are counted per segment (160 characters for standard SMS, 153 characters for multi-part messages). Automated maintenance notifications, rent reminders, and tenant communications all count toward this limit. If you exceed your monthly allowance, additional SMS messages are billed at the standard overage rate. We will notify you when you reach 80% of your allowance. Bulk promotional SMS blasts unrelated to property management are not permitted under any plan.

3. API usage

Tenaivo exposes a REST API for integrations with third-party accounting tools, smart home devices, and custom workflows. API rate limits apply per plan and are documented in our developer portal. Automated scripts that generate excessive API traffic — more than 10× the expected usage for your portfolio size — may be throttled or suspended. If you are building an integration that requires higher API limits, contact us to discuss an enterprise arrangement.

4. File and document storage

Each plan includes a file storage allocation for lease documents, maintenance photos, inspection reports, and other property-related files. Storage is measured as the total size of all files uploaded to your account. Files should be relevant to your property management operations. We do not permit use of Tenaivo storage as a general-purpose file hosting or backup service. If you exceed your storage limit, you will be prompted to upgrade your plan or remove files.

5. Enforcement and contact

We monitor usage patterns to identify accounts that may be impacting service quality for other users. If we determine that your usage violates this policy, we will contact you at your registered email address before taking any action. In most cases, we will work with you to find a solution.
