Maintenance in Dallas–Fort Worth

Summer heat, winter freezes

North Texas swings from triple-digit summer heat to hard winter freezes. The February 2021 winter storm left burst pipes across the state. AC failures, frozen lines and no-heat calls all arrive at once, and the desk logs every one.

Hail and severe weather

Spring storms bring hail, wind and roof leaks across the Metroplex. Water coming into a unit is flagged as an emergency for your on-call person.

Spread-out portfolios

Portfolios here often span Dallas, Fort Worth and the suburbs in between. Every ticket, photo, vendor and cost sits in one dashboard, by property and by unit, wherever the door is.

The Texas repair clock starts with the request

Under Texas Property Code §92.056, once a resident has given notice of a condition that materially affects the physical health or safety of an ordinary tenant, there is a rebuttable presumption that seven days is a reasonable time to repair it. Other conditions in the statute apply too, but the practical point is simple: when a request came in matters.

A request mentioned to a maintenance tech in the parking lot has no timestamp. A request to the desk is logged the moment it arrives, so your team can see what came in, when, and what has happened since.

General context, not legal advice. Read the statute and check your obligations with your attorney.

What the desk does for Dallas firms today

Every call answered

AI answers every call, 24/7. Resident texts land on the request, two-way. Residents can also send a request with photos through a short online form. Every request is logged as a ticket.

A real person on emergencies

Every ticket is sorted by urgency. True emergencies are flagged, and with on-call paging on, your on-call person is called and texted. Routine jobs go to your tech or to a vendor by text link, with no login.

Residents kept updated

Residents get a tracker link that updates as the job moves, so they can see where it stands without calling your office.

Proof for every owner

Every ticket, photo, vendor and cost in one place. A monthly maintenance report for each owner, as a PDF you can send them, with spend by building and category and before-and-after photos.
