What is Tenaivo worth on your portfolio?

An estimate in US dollars, built from public data for Houston and Dallas. It shows a range instead of one number, counts only what Tenaivo does today, and shows who keeps each dollar: your firm or the owners.

Who keeps the savings

Your firm pays for Tenaivo, but much of the value lands with the owners you manage for.

Desk

Your firm
$6.31
Owners
$9.54

Desk: your firm keeps $6.31 per door, less than the $7.00 you pay. Firms usually justify Desk on owner outcomes, or pass the cost on to owners as a maintenance fee.

Coordination

Your firm
$10.78
Owners
$11.29

Coordination: your firm keeps $10.78 per door, more than the $10.00 you pay, on its own labor alone.

Your firm: Coordinator time and the answering service. Owners: After-hours premiums, water losses, move-outs, preventive maintenance and invoice control.

How we calculate this

Every figure comes from public data for Houston and Dallas (October 2026), and each one is labelled as independent data, a vendor's own claim or our estimate. We count only what Tenaivo does today, low and high are ordered by savings, and doors per coordinator drives most of the result. These are estimates, not a guarantee.

Show every formula, input and source8 levers · 25 inputs · 40 sources

Every number comes from the research behind this page (October 2026). Low and high are ordered by savings: low is the least favorable case for Tenaivo. Each input is labelled as independent data, a vendor's own claim, or our estimate.

Prices come from our pricing page: Desk is $7 and Coordination is $10 per door per month, with a $1,500 monthly minimum. Value per door is compared with what you actually pay per door, so the minimum counts.

Doors and the after-hours share are yours. Coordinators, if you enter them, replace our doors-per-coordinator range.

Our estimate, for a 24/7 answer, shut-off guidance and fast dispatch. For scale, automatic shut-off valves cut loss size by 72% (LexisNexis with the valve maker, 2,306 homes); a phone desk does far less. Most losses are insured, so the owner gains the deductible, premium pressure and vacancy.

What we count, and what we don't

We count only levers backed by features you can use today. These are shown on the page but add nothing to the totals:

  • Avoided truck rollsRolling out

The turn board, competing quotes, resident chargebacks and the HVAC filter program are live but not modelled here, so they add nothing to the totals.

The weakest link

Doors per coordinator drives most of the result, and no independent benchmark exists. The figure most often quoted, 1 per 200, comes from a vendor. Our base of 400 is an estimate. If you know your headcount, enter it above.

Estimates, not a guarantee

These figures use public data for Houston and Dallas, not your books. Your results depend on your portfolio, your vendors and how your team works.

Check the numbers against your own.

Fifteen minutes. Bring your door count, your coordinator headcount and last year's after-hours invoices, and we'll rerun this with you.
