A 24/7 maintenance desk for Greater Houston property managers
At 300+ doors, your firm already pays someone to run maintenance, and in Greater Houston they’re often taking calls around the clock. Tenaivo takes the calls, the vendor chasing and the resident updates off their plate, and frees them up for the work that needs a person.
EstimateOn Coordination, we estimate a firm keeps about $10.78 per door per month, mostly coordinator time (base case, 500 doors, public Houston and Dallas data). See how we calculate it →
Maintenance in Greater Houston
AC calls in the summer
Houston summers are long, hot and humid, and a failed AC unit is rarely a request that can wait until Monday. The desk answers it at any hour, collects the details and photos, and sorts it by urgency.
Storms and water
Atlantic hurricane season runs from June 1 to November 30, and heavy rain can flood a property with little warning. Active leaks and water intrusion are flagged as emergencies for your on-call person, not left in a voicemail box.
Requests at every hour
Water heaters, leaks and lockouts happen at night and on weekends. Residents call the 24/7 line at any hour, and every request is logged as a ticket your team can see in the morning.

The Texas repair clock starts with the request
Under Texas Property Code §92.056, once a resident has given notice of a condition that materially affects the physical health or safety of an ordinary tenant, there is a rebuttable presumption that seven days is a reasonable time to repair it. Other conditions in the statute apply too, but the practical point is simple: when a request came in matters.
A request mentioned to a maintenance tech in the parking lot has no timestamp. A request to the desk is logged the moment it arrives, so your team can see what came in, when, and what has happened since.
General context, not legal advice. Read the statute and check your obligations with your attorney.

What the desk does for Houston firms today
Every call answered
AI answers every call, 24/7. Resident texts land on the request, two-way. Residents can also send a request with photos through a short online form. Every request is logged as a ticket.
